Build to Rent within Sustainable Urban Development – Pilgrim Street, Newcastle

Pilgrim Street represents one of the most strategically important city centre regeneration areas in the north of England. Development proposals include three separate city blocks that transform the eastern edge of Pilgrim Street and its connections back into Newcastle’s city centre.

Pilgrim’s Quarter is a landmark retail and leisure led development in the heart of Newcastle city centre, providing a new high quality shopping and social destination which enhances and compliments the city’s vibrant urban core. Pilgrim’s Quarter will deliver 600,000sqft retail led mixed use development including 127,000sqft high end retail space across 11 stores; 75,000sqft destination leisure at upper floors; 18,000sqft of new restaurants, bars and cafés with roof terraces overlooking the heart of the city.

Pilgrim’s Quarter will also bring sustainable urban living into the centre of the city with 302 Build to Rent apartments enjoying exceptional views over the city, roof top terraces, private dining, cinema and gym facilities. Apartments will be a mix of 1, 2 and 3 person apartments rising to 26 storeys.

A 250 bed hotel in the refurbished Grade ll listed Carliol House completes the city block.

To the south of Pilgrim’s Quarter the central city block is home to the currently vacant Grade II listed old fire and police stations which will be repurposed to form a 80 bed five star boutique hotel with ground floor café, bar and restaurant opportunities in the refurbished Grade ll listed building.

At the southern end of the wider development, Bank Square will provide 390,000sqft of Grade A office development including Bank House, a 14 storey office building delivering 120,000sqft and accommodating up to 1500 occupants; 1 Bank Square, a development of over 270,000sqft of destination Grade A office space plus central car park and servicing hub with up to 4000 occupants; and Worswick Chambers, a creative social hub within a collection of Grade II listed buildings curated to provide an exciting mix of cafes, bars and restaurants together with development of 30,000sqft of studio office accommodation.

The proposal has been developed as part of the overarching East Pilgrim Street mixed use masterplan which will revitalise one of the most important routes into Newcastle with high quality public realm and amenity space enhancing wellbeing, sustainability, and inclusive access for all.
