A design collaboration between UK-based Ryder Architecture, Australian-based i2C and local New Zealand firm Ashton Mitchell architects, has brought to life Resido Lynton– a groundbreaking residential community blending urban convenience with suburban living.

The architectural partners were enlisted by local listed property owner and developer Kiwi Property, who have created the Resido Build-to-rent brand and proudly opened Resido Lynton New Zealand’s largest build-to-rent development after a 5 year design and delivery programme.

This landmark project offers 295 pet-friendly and spacious apartments, ranging from one to three bedrooms, and features an impressive array of amenities and services designed to enhance the rental experience.

Strategically located next to Sylvia Park, the country’s largest shopping centre, Resido provides residents with unparalleled access to a variety of restaurants, cafes, entertainment options, and public transportation. The development promotes a sense of ownership, encouraging tenants to personalise their spaces by painting walls, hanging photos, and engaging in community events. Many apartments are also designed to be adaptable, meeting various accessibility needs for long-term living.

The architectural vision of Resido Lynton is a testament to innovative design. Comprising of 3 separate residential buildings located around a central communal open plaza and resident’s pavilion, the architecture pays homage to Sylvia Park’s industrial history through expressed structural frames that encase each building’s profiled material composition. Contrasting this, the pavilion building serves as a sculptural entry piece and communal hub that draws inspiration from the crystalline minerals of the Auckland Volcanic Field, connecting the development to the broader ecological context of Sylvia Park and Mt Wellington.

The interior design of Resido Lynton is intrinsically linked to its architecture, seamlessly integrating an industrial aesthetic with warm, inviting elements to create a homely interior. The resident’s pavilion has been designed as an extension of the home through the use of earthy materials and selection of soft furnishings, providing comfort and amenity and allowing the residents to use the space flexibly. Originally targeting a 7-star Homestar design rating, Resido Lynton has surpassed expectations, earning an impressive 8-star HomeStar design rating from the Green Building Council. This achievement underscores the development’s commitment to sustainability and high-quality living standards.

Resido Lynton aims to set a new benchmark for build-to-rent developments in New Zealand, offering a viable proof-of-concept for institutional investment in the housing market.
