Comprising of three separate residential buildings located around a central communal open plaza and private resident’s pavilion, the architecture pays homage to the industrial history of Sylvia Park, and relates it to the site’s local ecology. The site connects directly with the adjoining greenspace and stream and provides residents with an opportunity to enjoy the natural environment.

The Sylvia Park build to rent development benefits immensely from proximity to amenities and the convenience of public transport given its location in relation to Sylvia Park shopping centre and the Sylvia Park train station.

Tenant experience will be our primary focus with enhanced health and wellbeing through the design and delivery of amenity rich, high quality, sustainable, purpose-built stock that offers a different lifestyle approach. This new community living reflects a 360 degree live, work and play lifestyle.

The development has strong pedestrian links to nearby amenities and transport hubs to facilitate walking and cycling. A central pavilion encourages the community to develop and activate the space between the apartments.

Our philosophy behind interior design for Build to Rent (BTR) properties is centered around creating durable and long-lasting interiors that remain fresh and relevant for over a decade of use. With residents moving in and out almost daily, we focus on specifying products that can withstand constant wear and tear, and we collaborate with trusted suppliers renowned for their exceptional quality and craftsmanship.

Unlike Build to Sell properties, which are designed for a single market at a fixed point in time, our approach for BTR properties is to create flexible and adaptable interiors that cater to the changing needs of new tenants. By doing so, we ensure that our BTR properties remain desirable and attractive, leading to high occupancy rates and strong returns on investment for our clients.

i2C Architects in conjunction with Ryder Architects UK have been outstanding partners in the design of the Resido Lynton, New Zealand’s largest build to rent (BTR) development.

The level of BTR knowledge and understanding of the sector that i2C brought to the project was extremely beneficial and enabled us to optimise the planning process, resulting in additional apartments and a more commercially viable development.
