Celebrating the Official Opening of Marshall Street, Newtown
We are delighted to celebrate the completion and opening of the Marshall Street social housing development in Newtown, Geelong.

Delivered in close collaboration with community housing provider Unison Housing, MakeSpace and Manresa Constructions this significant residential development brings 77 purpose-built, high-quality social housing apartments to the Geelong community, responding to the vital need for accessible and long-term secure homes.

“Its been a genuine labour of love, with every detail considered to help create a place that feels like home.” – Gavin Salt, Senior Associate | National Residential Lead
Thoughtful Design and Collaborative Delivery
i2C led the early design, master planning, and town planning phases for the project. Re-engaged to resolve complex compliance and buildability requirements through to construction delivery, our team worked hand-in-hand with Unison, consultants, and builders to refine every aspect of the scheme.
Key design and technical achievements included:
Compliance and Liveability: Redesigning apartment layouts and circulation to seamlessly align with the National Construction Code (NCC) and Better Apartments Design Standards (BADS), ensuring generous bedroom proportions, natural light, and equitable accessibility.
Balustrade and Façade Articulation: Crafting balcony balustrades and external screening that balance safety, privacy, ventilation, and long-term maintenance with architectural character.
Efficient Services and Structure: Rationalising wall and stud framing systems for buildability and optimising basement and parking configurations while preserving full amenity.

Impact for Geelong
Marshall Street is a testament to what collaborative problem-solving, architectural care, and community-focused partnerships can achieve. We are proud to see residents moving into modern, secure, and sustainable homes that support the Geelong community well into the future.
Congratulations to Unison Housing and the entire consultant and delivery team on bringing this vital community asset to life.
