i2C are proud to be working with MAAS Group Family Properties on the development of the Old Bank in Dubbo.
The development is a mixed-use building, comprised of retail, serviced apartments, office accommodation, and private residential, shop-top apartments. A combination of parking is included with one level of basement carparking, partial ground, first and second floor parking provided.
The existing “Old Bank” building facing Macquarie Street is of significant heritage importance and as such the development proposal ensures the integrity of this building. The proposed design responds to the change from low-scale retail to a mixed-use multi-storey development, and has been designed to read as a “family’ of buildings rather than a monolithic development.
i2C’s design approach is in keeping with the gentrification of Dubbo Town Centre, and its environment, and is consistent with the envisaged building typology in the town precinct.
The building presents setbacks at various levels to minimise bulk and to ensure the integrity of its heritage component. The scale and bulk is broken down using architectural features and visual frames within the façade, giving a series of contemporary forms, which represent the stratification of different uses.
The ground level retail space with the integration of ‘laneway’; adjacent the heritage component ensures a public integration into the body of the development and promotes street activation.
i2C’s design combines positive environmental, social and economic outcomes. The residences and apartments have been designed to optimise thermal performance, provide increased amenity to occupants and reduce greenhouse emissions and therefore cost of energy supply. Where possible, layouts promote cross-ventilations and most apartments provide a northern orientation.
