    Team collaboration throughout all the stages of the development were critical to its success

    The District Centre is anchored by major retailers – Coles, Aldi, Best and Less and supported by 35+ specialty shops off the beautifully vast and high end finished mall.

    With additional ancillary uses including a health precinct; Medical Centre, Radiology, Jetts and Veterinary Clinic, as well as renowned retailers Hungry Jacks, KFC, Coles Express, Zarraffas Coffee, Rix Carwash and Dogwash, KTAS as well as the Pimpama Tavern.

    The town planning process was a complex staged process to ensure the client could achieve Code Assessable development applications, whilst coordinating around multiple and varying council uses straddling the site.  In conjunction with these requirements the master planning was strategically reviewed with solid leasing opportunities, whilst also making allowance for future stages and economic requirements to support the foreseeable growth of the Pimpama district.

    The master planning also ensured that all of the operational requirements of a centre such as loading, refuse, recycling, services – fire pumps, substations etc are all strategically located out of the public realm to ensure the centre can function whilst not intruding on the customer experience.

    The clients vision was also to ensure that they supported their local community, thus a dedicated community zone was purpose built to support the district and supporting uses such as the mobile community resources (Blood Bank, Breast Screen Qld, Main Roads) and to create opportunities for the local community to integrate with Car Clubs, Markets etc.

    With the complex stages of planning and then delivery, all teams had to work together to strategically provide the best outcomes for the client and the Pimpama community. Contractual requirements and tenant leasing agreements dictated an extremely tight project delivery time frame, which resulted in a significant and fast-paced team collaboration.

    Due to the orientation of the site, fixed sun-shading devices were installed at low level to protect the external retailers, whilst automated high-level lourves installed to protect mall and internal retailers from direct sunlight, whilst ensuring that natural daylight provided a natural ambience to the mall as well as a visual connection to the external environment.
