Housing deficit and affordability is a perennial problem internationally. A culture shift in the United Kingdom has put a spotlight on private rentals with the market demanding high quality design, delivery and long-term management.

Moda are challenging the rules of renting by creating unrivalled living experiences to transform the way that people live in the UK.

Angel Gardens will open in October 2019 in the heart of Manchester with 466 rental apartments with extensive amenities and flexible renting rules.

A radical departure from the traditional rental market, Moda will offer a much simpler process with zero deposits, zero fees and flexible contracts. Residents will have access to a rooftop sports pitch, library, residents lounge, private dining room, gym and BBQ at Angel Gardens. From spacious studios to penthouse apartments, each apartment is fully furnished and beautifully designed by leading interior designer Naomi Cleaver.

On site flexible co-working space and bookable meeting rooms will give entrepreneurs, freelancers, hot-deskers and home-workers the perfect environment to find a quiet spot to focus or meet and collaborate with other residents.

With the intention of combating the shocking national statistic that over 61% of renters are lonely, an extensive events programme; from rooftop yoga to BBQs will give residents the chance to mix and mingle. Moda are delivering a modern living experience for its residential community.

PROJECT OUTLINE

466 one, two and three bedroom apartments over ground floor commercial, basement parking and new public realm, stitch the scheme into the wider development masterplan.

The massing comprises a six storey block with a 34 storey tower to the corner of Miller Street and Rochdale Road which will be the second tallest building in Manchester city centre.

Ryder has been commissioned from RIBA Stage 3 and is working with MODA to develop the unit types to a brand style of private rental apartments to use on numerous projects across the UK.

A full technical review of the original proposals and others was undertaken in Ryder’s remit to maximise value by instilling standardisation of apartment layouts and bathroom, ensuite and kitchen types without altering the architectural concept and integrity.
